16 of 18 sold: the project is nearly closed out, and at this pace there will soon be nothing left to choose from
!VAT: the price list uses the 5% rate and itself states 'THIS PROJECT IS SUBJECT TO VAT'. Since 16 June a new reduced-rate regime applies; whether it fits your deal I calculate before the deposit
Solar panels for the common areas: lower utility bills for all residents
The developer's official short-term rental calculation: €130 per night, occupancy from 55% in year one to 63% by year five, projected profit from €14,353 a year, a claimed yield of up to 7.1%
!The rental calculation is made for a one-bedroom apartment, while only the two-bedroom A103 and A203 are free: I treat the figures as a guide and recalculate for the specific unit
!The rental calculation shows completion by Q2 2027, the price list says Q4 2027: I take the cautious Q4 2027 and query the discrepancy in writing
!The MELAPAN kitchen with a Technogranite worktop is in the price, the appliances are not: the specification says appliances not included in plain words. The hob, hood and fridge we budget separately

A Paphos district: location being confirmed

The developer has not passed me the brochure with the map, so I am not naming the village until I verify it myself. What I know from the documents: two buildings, completion Q4 2027. I have requested the details and will update this page as soon as I confirm them.
