!VAT: the price list uses the 5% rate and itself states 'THIS PROJECT IS SUBJECT TO VAT'. Since 16 June a new reduced-rate regime applies; whether it fits your deal I calculate before the deposit

!The finish is more budget than the Domenica standard: ceramics at €17/m² against €25 in the villas. For a rental that helps the payback; for your own home, look at the samples first

✓Rich amenities for a 16-apartment project: a lift in each of the three buildings, a lobby, a playground, a snack bar and a 16 by 7 metre communal pool

✓A roof garden on each building, and the developer claims an open sea view: on the terrace render the sea is indeed visible

!The price list says appliances are included, while the kitchen specification says appliances not included. The price list is newer, but I fix the appliance package in writing before the contract is signed

!Customisation costs extra: materials outside the developer's catalogue add 15% to the line, your own contractor adds 5%. If you want your own finish, budget for it upfront

✓All the daily infrastructure within 500 metres: a school, a supermarket, a restaurant. The beach 2 km away, the airport 9 km. For living without a car and for rentals this is a rare combination
