!Roof garden: the price list itself distinguishes the variants, villas 5 and 13 carry an 'included' mark, villa 2 (31 m²) does not. Until the developer answers in writing I treat the garden as a paid option: €35,000 plus VAT

!VAT: the price list uses the 5% rate and itself states 'THIS PROJECT IS SUBJECT TO VAT'. Since 16 June a new reduced-rate regime applies; whether it fits your deal I calculate before the deposit

✓The education zone: the International School 3 minutes away, seven schools within a four-minute radius, the hospital in five

✓8 of 14 sold, 5 reserved: the phase is selling out, villa 2 is the last one on open sale

!Appliances: the price list includes household appliances in the price, while the kitchen section of the specification says appliances not included. I fix the appliance list in the contract as a separate annex

!There is no pool among the price list options: on the master plan pools are visible only at villas 15 and 16, both sold. Whether a pool is possible for villa 2, and at what price, I request from the developer separately
