✓The luxury tier of my portfolio: the Mediterranean Elite package. A 4×8 pool, underfloor heating, a roof garden and cameras: already in the price, not as options

✓Villas 1 and 3 are available: 207 m² internal each, 3+1 bathrooms, plots of 580 and 545 m²

!VAT in the price list is 19%: €1.03–1.05 million are the final prices. The reduced 5% rate barely helps at this floor area: the new regime covers the first 130 m²

!Villas 4, 5 and 6 sit reserved with no prices in the price list. If you need the 4-bedroom format specifically, I will find out the reservation status from the developer

✓An intimate project: 9 villas in total. The plot numbering skips number two (1, 3, 4, 5, 6 and then 7, 8, 9, 10), and the open price list covers only the first five: the right-hand row I request from the developer separately

✓Two formats per the floor plans: villas 1 and 3 are two-storey with the bedrooms upstairs, villas 4, 5 and 6 are single-storey bungalows with the bedrooms on one level. All have a roof garden

!The kitchen and floor to ceiling wardrobes are in the price, the appliances are not: the specification says appliances not included in plain words. Budget separately for the hob, hood, fridge and laundry

✓Tala: a prestigious district on the heights, a panorama of the bay of Paphos and Peyia. The nearest beach 5 km away, Coral Bay 10 minutes by car, golf in 9

✓Flexibility per the price list: client material substitutions add 15%, bringing your own contractors adds 5%: few developers allow this at all
