✓The study is labelled on the plan as a third bedroom or office. For a family with a child or for remote work it is an extra room for a €40,000 difference on the same floor

✓Central Paphos, the Agios Theodoros quarter: schools, the town centre and the Cyprus University of Technology (TEPAK) on foot

!The sea is not walkable: the developer's infographic gives the beach at 5 km, the brochure says '5 minutes by car'. This is an apartment for town living, not for the beach

!The distance page in the brochure was copied from a neighbouring project, it even says 'supermarket 500 km'. I check the location figures on the map, not in the brochure

✓A small building of 16 apartments: gated grounds, covered parking, solar panels for the common areas, energy class A

!6 apartments are reserved. A reservation in Cyprus is not a deposit: holds get released, I check availability on the day you ask

!Appliances are not included, the kitchen comes prepared for them. Split air conditioning, an intercom and provision for a security system are in the price

!Delivery Q4 2028: an off-plan purchase. The payment schedule and the developer's guarantees are checked in the contract before the deposit
