✓The beach 400 metres away per the developer's infographic. The closest project to the sea in my portfolio

✓The pool is included in the price. In most Paphos projects it is an option at €25,000 or more

!The price list uses 19 percent VAT, the full rate, not 5. When a villa frees up, I will calculate the total for your deal before the deposit.

!The 32 m² roof garden is listed in the brochure and at the same time stands as an option in the price list: €35,000 plus VAT on top, which at the 19% rate makes €41,650 in total. I fix the package with the developer before reserving

!The houses come in two pairs with a shared wall: the first with the second, the third with the fourth. This is a semi-detached format, not detached villas: you can see it on the renders by the numbers on the facades

!On the corner of the site the master plan shows an existing electricity substation. Before reserving I request from the developer the exact distance from the house and the type of fencing

!As of 02.07.2026 all four villas are reserved, none free. Reservations do fall through sometimes: I will message you first if one frees up.

✓Kissonerga: a restaurant 100 metres away, 2 minutes to the village centre, a school and a supermarket within a kilometre. Between the houses and the main road the master plan shows a pavement, a service road, a cycle path and a strip of greenery
