✓Of the nine villas one is available: villa 3 at €480,000 without VAT. The other eight are currently reserved. A reservation in Cyprus is not a deposit and holds do get released: I check on the day you ask

!VAT: the price list uses the 5% rate and itself warns that 'legislation changes in 2026'. Since 16 June a new reduced-rate regime applies. I calculate the rate for your deal before the deposit

!The pool is a €25,000 extra, the roof garden €35,000, both listed without VAT: the tax is added on top. Important: villa 3, the only available one, cannot have a pool added at all, only the roof garden

!Appliances are not included: the kitchen comes prepared for a hob, hood, washing machine and fridge. The appliances themselves are bought separately, I budget them into the deal from the start

!Each house has its own drainage: per the master plan all nine villas have individual bio treatment stations. For the Paphos hills this is normal, but the upkeep is on the owner, I clarify the terms before the deal

✓10 km to the beach per the developer's infographic, though the brochure text says 'the sea is only 5 km away'. A discrepancy within their own documents: I take the larger figure so as not to embellish

✓International school 2 km away, Paphos centre 5 km, the airport 20 km, a restaurant and shop within walking distance
