✓I do not have a fresh price list for this phase: in July one villa was left, villa 2 with 181 m² covered. What is free today I check with the developer

!Roof garden: the price list distinguishes the variants, some villas carry an 'included' mark and some do not. Until the developer answers in writing for the specific villa I treat the garden as a paid option: €35,000 plus VAT

!VAT: the price list uses the 5% rate and itself states 'THIS PROJECT IS SUBJECT TO VAT'. Since 16 June a new reduced-rate regime applies; whether it fits your deal I calculate before the deposit

✓The education zone: the International School 3 minutes away, seven schools within a four-minute radius, the hospital in five

✓Per the July price list 8 of 14 were sold and 5 reserved: the phase is nearly sold out

!Appliances: the price list includes household appliances in the price, while the kitchen section of the specification says appliances not included. I fix the appliance list in the contract as a separate annex

!There is no pool among the price list options: on the master plan pools are visible only at villas 15 and 16, both sold. Whether a pool is possible for a specific villa, and at what price, I request from the developer separately
