!The developer offers short-term rental calculations of 'up to 8.8% yield', but they use September prices: the studio is €180,000 there and €200,000 in the October price list. And 8.8% is year five at 74% occupancy; year one on the same figures is about 7.5%. I recalculate for the specific apartment

!10 of the 25 apartments are already reserved. A reservation in Cyprus is not a deposit: holds get released, I check availability on the day you ask

✓Tall trees around the complex and parking under the buildings: no cars in the courtyard by the pool

!Appliances are not included: the kitchen comes prepared for a hob, hood, washing machine and fridge. Split air conditioning, an intercom and a security system are in the price

One of the most sought-after areas of Paphos, 2–3 km from the harbour and the seafront. On foot: the sea (10 minutes), the Iasis private hospital, Neapolis University. Kings Avenue Mall and Kato Paphos are close by, and the area is flat and easy to walk.
