✓Every villa has its own 4×8 m pool. Appliances, air conditioning, 5 kW solar panels, an alarm, cameras, gates and a barbecue bench are in the price

!These are semi-detached villas: two houses under one roof with a shared wall, as both the plans and the renders show. There are no detached houses in the project

✓18 of the 34 villas are available: twelve on 220 m² plots at €750,000–780,000 and six on 255–305 m² plots at €770,000–790,000 (without VAT)

!VAT in the price list is 19%. Whether the reduced rate applies depends on you and the property, I calculate it for your situation before the deposit

!The price list says appliances are included, while the kitchen specification says appliances not included. I fix the appliance package in writing before the contract is signed

!The 144 m² covered area is a single figure in the price list, not split into living space and covered verandas. Per the plans the ground floor has the kitchen, living room and a guest WC, upstairs three bedrooms and two shower rooms

✓The developer's short-term rental calculation: €370 per night, occupancy from 64% in year one to 75% by year five, a claimed yield of up to 8.2%. This is the seller's forecast; year one on their own figures gives about 7%

!16 villas are reserved, and the project's three apartments are not in the price list: I am checking their status with the developer. A reservation in Cyprus is not a deposit: holds get released, I check availability on the day you ask
